Client's Situation
Working out of an industrial garage-like warehouse with limited functionality and size, Triphen Technologies, Inc. needed a sudden change for its growing software technology business. As a provider of technology solutions for the hospitality industry, Triphen Technologies desired to have more practical and sufficient office layout that would accommodate its business services, stemming from software development to sales to technical support, while having a pleasurable work environment for its employees and clientele. Simplicity at its best! They desired an office suite composed of a large bullpen area, perimeter offices, glass conference room, fully supplied kitchen, and plenty of server/storage rooms. Also, the office suite needed to be highly equipped high bandwidth networking capabilities.
What We Did
We helped Triphen Technologies, Inc. secure a 2,370-sf executive office suite within a mid-rise office complex in Burbank. Achieved above-market tenant improvement allowance for a full office build-out. Obtained rent abatement for several months. Limited annual rent increases. And extended renewal options within a marginal CPI index.
